1Building survey

Price the building up from its areas, never from one lump number. A production rate is how many square feet one cleaner services in an hour. Every rate below is an editable starting point, not an industry standard — time your own crews on one building and replace them.

2Periodic tasks

Strip and wax, carpet extraction, high dusting, window cleaning, pressure washing. These happen a few times a year, so they are amortised into the monthly price: hours per occurrence × times per year ÷ 12. Leaving them out is one of the classic ways a janitorial contract loses money quietly for three years.
